


Affordable Quality Housing




...is a company for housing cluster development that develops housing for working class people throughout Indonesia, including 50 m2 homes and urban apartment buildings, working both with government and independently.
Our projects are designed NOT to take on any debt, moving through our construction process so quickly that from purchase of land to completion of ten houses only 6 months passes.

Our approach is to identify approximately 1000 m2 land plots, which we subdivide into ten, 90 m2, house plots with 10 m2 per house contributed to the center access road, while the house itself contains 50 m2 of space, including a living room, two bedrooms, a modern bathroom, and a spacious kitchen.
We start by building five houses at speed and then sell the homes to create additional capital for completing the project, creating a cluster community that is well cared for and protected, but that is also a part of the surrounding community.

Depending on the location, our houses cost between IDR 550 million and IDR 650 million each, and are designed to be purchased by people with incomes ranging from IDR 10 million to IDR 20 million per month.
When working with the government, which guarantees a purchase, we will normally sell for around $400 million.

The key concept is that housing of this type must be reliable and durable. A house provided to the working class that is of poor quality will quickly degrade, and then instead of being an advantage, it becomes an unsustainable expenses, leading to abaondonment.
Our 50 m2 houses at Graya Fasamora (pictured here) cost IDR 530 million, which means someone with combined income of IDR 12 million can afford a TriusLand house by paying an IDR 26 million downpayment, and taking out a loan with the bank requiring payment of IDR 4 million per month over 10 years.

TriusLand houses are special because we use higher quality concrete so that paint does not immediately get absorbed, while we ensure fixtures are reliable and enduring. Additionally, our selection of materials is higher quality than other cluster communities because they are a reflection of our core mission of providing "affordable abundance."
